Painting and electrical for villas in Benahavís

Benahavís is an unusual place, and that changes entirely how you approach painting and electrical work on a home here. A white mountain village, lime-rendered above the Guadalmina river gorge, sits alongside some of the most exclusive estates in Europe. This is not a beachfront location: the village is around 7 km from the coast at roughly 150 metres altitude, and the estates climb far higher. That creates two very different worlds for a villa, and we work in both with a single team handling painting and electrical work.

Why Benahavís calls for a different approach

Benahavís has the highest share of foreign residents of any town in Málaga province — around 48 % — and one of the highest average incomes in Andalusia. Its housing is sharply split: luxury villas on large plots inside gated estates, golf-linked apartments and townhouses (Benahavís has around twelve courses, more than any neighbour on the coast), and traditional whitewashed houses in the village. That mix means juggling very different paint systems and electrical solutions depending on the property, something a generic approach simply doesn’t handle.

The climate attacks a Benahavís façade in a very specific way, and it’s worth being clear about it. Unlike the coast, the threat here isn’t seafront salt air but a combination: strong sun that fades the colour, sierra and Guadalmina river humidity — with dew and condensation that encourage mould and efflorescence at higher, shaded levels — and Saharan dust that soils the coating. That is why we usually recommend breathable systems: mineral or silicate paints, siloxane or breathable acrylics, which let the wall breathe and stop trapped moisture causing flaking. In the old town we choose lime paint, both to match the traditional render and for its breathability. Before painting we always prepare the surface, and we suggest a yearly visual inspection with preventive upkeep depending on exposure to sun and damp.

Interiors worthy of the villa

A Benahavís villa interior leaves no room for shortcuts. Many homes in La Zagaleta or El Madroñal combine large glazing, double-height spaces and raking mountain light that exposes any weak preparation. We sand, fill and apply as many coats as needed so walls and ceilings come out flat and even, paying particular attention to woodwork, false ceilings and mouldings. In the village and the golf apartments, where refurbishment is common, we recover damaged surfaces and bring back a fine finish. We work zone by zone, protect floors and furniture, and tidy up each day.

Electrical work, home automation and the CIE certificate

The electrical picture in Benahavís also runs at two speeds. In luxury villas and new builds, demand is for high-capacity installations and full home automation: lighting, climate, blinds, security, climate-controlled wine cellar and irrigation. In the old town and older golf apartments, by contrast, the norm is refurbishment that changes the panel, increases the supply or adds circuits. When that happens, a new electrical installation certificate (CIE) is required under the REBT, and it must come from an authorised installer. For the many British and expat owners in Benahavís, having the certificate in order is decisive for insurance, holiday letting or a future sale.
