Send us the size, the rooms and a few photos and we reply by email or WhatsApp with a fixed price, showing the VAT and the total. If something is unclear, we visit first, free of charge.
Work between bookings
We fit the job into the gap between guests, so you do not block weeks, and leave the flat clean for the next check-in. Big jobs, such as a façade, we plan for the low season.
Photos as we go
You follow the job from home: photos on WhatsApp when we start, while we work and when we finish.
Keys and access, sorted
We arrange access with your property manager, the community or a neighbour, so you do not have to fly in.

Painting and electrics for rental properties
Most jobs on a holiday let come down to a few things: walls and ceilings that need a fresh coat between seasons (which washable paint to ask for), damp stains after the winter, a façade or terrace worn by sun and salt, or electrics that trip or no longer cope. What does Andalucía require of a tourist rental’s installation?
Andalucía’s rules for tourist rentals (viviendas de uso turístico) set several requirements that touch the installation. The annex asks for sockets in every room, a socket next to the bathroom mirror, a light next to the bed, a smoke detector near the kitchen and a fire extinguisher. Article 6 adds cooling in bedrooms and living rooms if you let in May, June, July or August, and heating if you let between December and March, with no incandescent or combustion heaters. This is Decree 28/2016 as worded by Decree 31/2024 in the Junta’s official gazette, in Spanish. While we are at the property, we can check the sockets and lighting points and tell you what is missing, with the price before we touch anything. Do you need an electrical certificate to register it?
No. Registration is a responsible declaration to the Junta de Andalucía, and what it must contain does not include an electrical certificate (Decree 28/2016, art. 9.1); the Junta’s own questions and answers on tourist rentals, in Spanish, say that in principle only that form is mandatory. The certificate, known as the CIE or boletín, is needed in other cases: to raise the power beyond what the installation allows, or to legalise a new or altered installation. What about the owners’ community?
If the flat is in a building, since 3 April 2025 starting a new tourist rental needs the prior, express approval of the owners’ community, by a three-fifths majority (Horizontal Property Law, articles 7.3 and 17.12, in Spanish). For building work, it is enough to tell the property administrator and agree the hours and the use of the lift or common areas, and we take care of that.
Who you are dealing with
VARELUX is a registered business, authorised and registered as an electrical installation company, and every job comes with an invoice including VAT. The price we give you in writing is the price, unless we find something the information did not show, such as hidden damp; if that happens, we tell you before doing anything.
