What makes Estepona unusual is that it has two opposite types of exposure within the same town, depending on altitude. On the seafront —Costalita, Casasola, the sea side of Bahía Dorada, or the long Saladillo and Arroyo Vaquero beaches— airborne salt carries chlorides that speed up corrosion of fittings and metal joinery, attack any weakened coating and trigger efflorescence through constant wetting and drying. There we work with anti-salt primers, breathable pliolite or siloxane systems, stainless fixings and a schedule of cleaning and resealing every four to five years depending on exposure. On the hillside —Los Flamingos, upper Atalaya, the mountain side of Bahía Dorada— the dominant factors are hillside damp and strong sun on large facades, so we prioritise elastic paints with high UV resistance and vapour permeability that let the wall breathe and prevent mould and flaking.
