Why Marbella needs its own approach
Marbella is really three property markets in one. The hillside villas of Sierra Blanca, Cascada de Camoján, Nagüeles and La Quinta sit on plots that reach 18,000 m², with large façade surfaces around 300 m above the sea. The Golden Mile seafront is lined with luxury penthouses and apartments facing the Mediterranean. And a wave of contemporary new-builds — close to a hundred active developments — is delivering villas with home automation, underfloor heating and aerothermal systems as standard. Add the walled Old Town, protected as a site of cultural interest, and the broad Marbella East area, and you have a range of heights, ages and exposures that shapes how we approach each villa.
Façade painting: two exposures, two techniques
How should a façade be painted in Marbella, depending on where the villa sits? The answer comes down to height. On the seafront — the Golden Mile beach, Marbesa, Las Chapas — salt air, sun and humidity hit the wall constantly: the salt works into the substrate and triggers the familiar white salt bloom and flaking. There we apply breathable siloxane or high-resin acrylic coatings that repel liquid water while letting the wall breathe. On the Sierra Blanca, Nagüeles or La Quinta hillside, something else takes over: mountain humidity and wider temperature swings that cause fine cracking, so we choose elastic coatings able to bridge cracks of up to around 2 mm. In both cases, surface preparation — making good, sealing and priming — accounts for roughly 70% of the result.
Interiors worthy of a premium villa
A Marbella villa interior leaves no room for shortcuts: under the low, raking Mediterranean evening light, any flaw in the preparation shows at once. We sand, fill and apply as many coats as needed so walls, ceilings and woodwork come out flat and even. We pay particular attention to false ceilings, mouldings and joints, where the difference between a correct job and a fine one really shows. On the classic whitewashed Andalusian façades found in Las Lomas del Marbella Club or the Old Town, we work with breathable products that respect the traditional substrate. We protect floors and furniture and tidy up each day, so you can keep enjoying the house while the work progresses.
Electrical work, consumer units and the CIE certificate
Marbella’s electrical stock is polarised. On one side, many 1970s–90s villas in Nueva Andalucía, Las Lomas and Marbella East are in constant renovation and need the consumer unit upgraded and a certificate issued to REBT standards before power is connected or the home is sold — the Electrical Installation Certificate is a routine requirement in a sale, which matters all the more where 63% of buyers are foreign. On the other, smart new-builds need post-handover support: home automation, blind, climate and lighting control, and designer lighting. We cover installations, consumer units, the CIE certificate and home automation through an authorised installer.
Working in Marbella’s gated communities
Most premium areas operate as gated communities with access control. Sierra Blanca has three barrier entrances with facial-recognition cameras that identify residents; Hacienda Las Chapas and other developments have 24h security. That means coordinating access for our team, vehicles and materials with the concierge, and respecting each community’s working hours and noise rules. In the Old Town, protected as a cultural-interest site, façade work is tightly regulated on colours and materials. Why does façade painting change depending on where in Marbella the villa is?
Because Marbella has two very different exposures. That is why we assess the height of your villa before recommending a system.
Do you handle the electrical certificate (CIE) for buying or selling a villa?
Yes. The Electrical Installation Certificate (CIE), often called the boletín, is normally required to connect power or in a sale, and it must comply with the REBT regulations. In Marbella, where 63% of buyers are foreign and many 1970s–90s villas still have dated wiring, the consumer unit often needs upgrading before it can be issued. We inspect the installation, carry out the necessary corrections and arrange the certificate through an authorised installer.
