Facade painting, interiors and electrical work with CIE certificate in Fuengirola for communities, villas and holiday lets, with native English/Spanish service.
At VARELUX we handle painting and electrical work across Fuengirola, from the 1960s-80s apartment blocks in the centre and Los Boliches to the villas and sky villas of El Higuerón. A bilingual team covering both seafront facade refurbishment — with salt-resistant, breathable systems — and fully certified electrical installations with a CIE certificate.
Why Fuengirola paints and wires differently
Fuengirola is unusual on the Costa del Sol. With around 86,000 residents and roughly 46.8% of them foreign-born — the highest share in the region, across more than 140 nationalities — it is a dense, vertical, very touristy town rather than a villa enclave. The building stock is mostly apartment blocks: an ageing 1960s-80s layer in the centre, Los Boliches, El Boquetillo and Pueblo López, and a top-end pocket in El Higuerón, with signature new builds in the centre such as Edificio España. That split — refurbishing beachfront communities while delivering premium finishes in gated developments — shapes the painting and electrical work here like nowhere else on the coast.
Facade and exterior painting in Fuengirola
Along nearly 7 kilometres of promenade, the front and second lines take the sea spray that settles salt onto facades. That salt works into the substrate and produces the familiar chalky white bloom, flaking, efflorescence and mould patches; it eats through cheap paint and corrodes metalwork and joinery. The coastal answer is straightforward: breathable paint — siloxane or silicone systems, pure acrylics or mineral coatings — that lets water vapour out instead of trapping it under the film. Where there is hairline cracking, a flexible crack-bridging coating is worth weighing up, and the primer is matched to the wall: a consolidating primer on porous new render, a high-performance binder where there is damp or delamination. On the front line, preventive upkeep is more demanding — an annual inspection, periodic low-pressure washing and a repaint every three to five years depending on exposure. El Higuerón, set higher on the hillside, adds sun and wind though not direct salt.
Interiors: from a community flat to a high-end villa
Fuengirola’s interiors run from one extreme to the other. On one hand, flats in older communities being turned around between lets or after decades untouched; on the other, the villas and sky villas of El Higuerón or the new builds in the centre, where a fine finish, lacquered joinery and a planned colour scheme are simply the standard. In the holiday-let trade, so present in this town, the priority is a fast turnaround and a finish that stands up to heavy use. We work both registers with the same prep discipline: filling, sanding and protecting the home every single day.
Electrical work and the CIE certificate in Fuengirola
The electrical side lives the same duality. The 1960s-80s installations of the centre, Los Boliches or El Boquetillo call for a new consumer unit and an upgrade to REBT, with a CIE certificate issued when power is increased or the work is legalised. In tourist rentals, the certificate is not needed to register, but it is what proves compliance to Endesa or Iberdrola when the power is raised; and since 3 April 2025 a new tourist rental in a building needs the express approval of the owners’ community. In new builds and luxury homes you find smart-home systems, technical lighting, underfloor heating and consumer units with premium protection. And in El Higuerón villas or Torreblanca communities, adding loads such as air conditioning or a heat pump calls for checking the electrical installation first, and sometimes a new certificate. Every new installation or upgrade is legalised with a CIE by an authorised installer.
Neighbourhoods and developments where we work
We cover the whole town and its varied profiles: the beachfront communities of Los Boliches and the centre; the residential districts of Los Pacos — with its strong Finnish and Nordic community — and Torreblanca; the historic core around Plaza de la Constitución and the traditional pockets of Pueblo López and El Boquetillo, with their feel for looks and detail; and the luxury pole of El Higuerón and Carvajal on the front line. Where access is controlled, as in Reserva del Higuerón, we coordinate the work with security and the community. If you would like a site visit for your home or your building, get in touch: we will reply in English or Spanish, with no obligation.

Neighbourhoods and developments we cover in Fuengirola
El Higuerón / Reserva del Higuerón
Gated development with 24h security and CCTV on the Benalmádena border. Villas, sky villas and high-end residences that call for lacquering, smart-home systems and designer lighting; controlled access shapes the working hours and ID needed on site.
Carvajal
Eastern beach district with modern complexes and front-line luxury villas. Direct salt and sun exposure makes the case for breathable facade coatings especially relevant here.
Los Boliches
Established seafront just east of the centre, with many residents' communities right on the beach. Upkeep of facades and installations worn by the sea spray.
Los Pacos
Comfortable district with a strong Finnish and Nordic community. Permanent residents and second-home owners who value bilingual contact and managing work from abroad.
Town centre and Plaza de la Constitución
Historic, commercial core where ageing blocks sit beside signature new builds such as Edificio España. Facade refurbishment and electrical upgrades to older flats.
El Boquetillo and Pueblo López
1960s pockets with more affordable stock and traditional Andalusian buildings. Communities ripe for facade refurbishment and consumer-unit renewal, with a careful eye on joinery and looks.
Frequently asked questions
Frequently asked questions in Fuengirola
What paint is right for a front-line facade in Fuengirola?
Along Fuengirola's beachfront — Los Boliches, Carvajal and nearly 7 km of promenade — salt air and humidity mean you need a breathable coating: siloxane or silicone systems, pure acrylics or mineral paints that let water vapour escape rather than trapping it under the film. That is what prevents the chalky white bloom, flaking and mould staining. Over hairline cracks a flexible crack-bridging coating is worth considering, and the primer is chosen each time to match the condition of the wall.
Do I need a CIE certificate for my holiday-let apartment?
Not to register it as a tourist rental (vivienda de uso turístico, VUT): the responsible declaration to the Junta de Andalucía does not ask for one (Decree 28/2016, art. 9.1). The CIE (electrical installation certificate) is needed to raise the power beyond what the installation allows, or to legalise a new or altered installation, and an authorised installer issues it after checking the work. What the decree does require of the property includes sockets in every room and a light by the bed. And if the flat is in a building, since 3 April 2025 a new tourist rental needs the express approval of the owners' community (Horizontal Property Law, art. 7.3).
Do you work inside El Higuerón / Reserva del Higuerón?
Yes. El Higuerón is a gated development with 24h security and CCTV, so the work involves coordinating with security, providing operative ID and respecting community hours and rules. We manage all of that as a matter of course, alongside the lacquering, smart-home systems and technical lighting typical of its villas and sky villas.
My 1960s-80s community has an old facade and consumer unit. Do you handle both?
Yes. In the centre, Los Boliches or El Boquetillo it is very common to combine facade refurbishment and electrical renewal in the same building. One team preps and paints the facade and, in parallel, renews the consumer unit and brings the installation up to REBT, issuing the CIE where required. We coordinate with the administrator and the community's agreement.
Do you work in English? I'm a British owner and not here all year.
Yes, and in Fuengirola that is no extra: with around 47% foreign residents and more than 140 nationalities, native English and Spanish service is the starting point. We deal directly with British and Nordic owners, run the job remotely and send quotes and updates in writing.
Do I need a council permit to paint or refurbish?
Fuengirola council handles minor works through a Declaración Responsable (responsible declaration) via its online office. Painting, tiling or replacing joinery without altering openings is usually Type A work; other jobs need drawings. We guide you on the right procedure for your case.
Practical guides
Guides you may find useful
- Do you need a permit to paint your villa facade?
Painting a facade rarely needs a licence: depending on the town, a declaración responsable or no formality at all, except in protected zones.
- Damp before painting: how to identify it
Painting over damp without treating the cause brings it back. First identify the type — rising, condensation or a leak — by its symptoms, and treat it.
- How much power to contract for a villa with a pool
Power depends on how many appliances run at once; a villa with a pool and air-con usually runs 5.75–9.2 kW, more if it heats.
- Spain's electrical certificate (CIE) vs EPC
The CIE proves the electrical installation meets regulations; the energy certificate rates the home’s energy use. They are not interchangeable.
